AIB Cuts Four-Year Fixed Mortgage Rates by Up to 0.35%

AIB has announced a reduction of up to 0.35 percentage points in its four-year fixed mortgage rates for loans of at least €250,000, offering potential savings to new and existing customers.

The lower rates took effect on Friday, October 16, and are particularly aimed at borrowers whose homes do not have a Building Energy Rating (BER) of B3 or higher.

How Much Could AIB Mortgage Customers Save?

According to AIB, a customer with a €350,000 mortgage over 25 years, at a loan-to-value ratio of 50% to 80%, would see their monthly repayment fall from €1,750.82 to €1,695.30.

That represents a saving of €55.52 per month or €666.24 annually.

The bank estimates total savings of €4,715.72 over the full 25-year mortgage term, based on its repayment assumptions.

Who Qualifies for the Lower Rates?

The revised rates are available to first-time buyers, home movers and customers switching their mortgage to AIB.

Existing customers may also qualify if they are on a variable rate, approaching the end of a fixed-rate period or increasing their mortgage.

Customers switching to AIB can additionally access a €3,000 cashback offer, subject to eligibility.

Fixed-Rate Mortgages Remain Popular

AIB said almost 90% of its new mortgage customers have chosen fixed rates this year, seeking repayment certainty after two European Central Bank rate increases of 0.25 percentage points each.

Figures from Banking and Payments Federation Ireland show that the average new mortgage reached €318,000 in the second quarter of 2026.

AIB Retail Bank Managing Director Geraldine Casey said the bank would continue monitoring market conditions and adjusting mortgage pricing where appropriate.
